A platform that connects homeowners with unused space (like
sheds, garages, or spare rooms) to artists, makers, and
creatives looking for affordable studio space.
Who is this for?
Artists, makers, musicians, and creatives looking for
temporary or long-term space — and homeowners with extra
space who want to support the arts and earn passive income.
Where is this happening?
Right now, Key & Create is focused on London, particularly areas where
both artists and homeowners are likely to benefit from creative space-sharing.
As the project develops, there may be opportunities to expand to other cities.
The goal for now is to build something that works locally, first.
Is this like Airbnb?
Not exactly. We focus on creative use of space, not
short-term accommodation. Think of it more like a studio
match-up service.
For artists
What types of spaces can I find?
Anything from garden sheds and converted garages to spare
rooms or backyard studios. Each listing includes details on
size, access, lighting, power, and other essentials.
Is there a cost to the platform?
You only pay once you’ve confirmed a space.
Can I rent space temporarily?
Yes — many hosts offer flexible terms: hourly, daily, or
monthly.
Is my equipment safe in the space?
We recommend securing a written agreement with the host.
Some hosts may have insurance — you’re encouraged to check
or get personal coverage for valuable gear.
For homeowners
Why should I rent out my space?
Earn passive income, support the local arts community, and
put your underused spaces to good use.
What kind of artists will be using the space?
Visual artists, sculptors, photographers, musicians, makers
— you'll choose who you feel comfortable hosting.
Do I need to provide ammenities?
Basic access, light, and electricity help — but not all
spaces need to be polished. Some artists just want a quiet
place to work.
Is this a tenancy agreement?
No. This is a short-term license to use
your space. We’ll provide a sample agreement to make
expectations clear.
What about insurance or liability?
We encourage hosts to check their home insurance policies
and may offer optional coverage (TBD). Artists are
responsible for their own tools and behavior.
